Opportunities Maricopa Assessor GIS
Graded parcels on the left, the live parcel map on the right — click any row to fly the map to it (ℹ details for the full 10-gate checklist). Every result is a real parcel through a 10-gate eligibility check, graded A–F (Yes / No / Needs-Manual-Review). Tick rows → ➕ Targets.

Comps lease & revenue
Log the billboard deals you look at — one record per face: rate, annual revenue, lease terms, panel details and traffic. The map sizes & colors each face by annual revenue, so you can eyeball high-value corridors and benchmark a deal against nearby comps. Hit ➕ Add comp to log one.
Each face is a circle sized & colored by annual revenue — click a pin for its rate, lease and traffic detail.
Documents
Every file across all deals, in one place. Filter by category or search by name or deal, and click a document to download it (or its deal to open it).
Peoria Spacing
The billboard locations we hold rights to, measured against the spacing rule and against every existing board nearby. The rule is editable — Peoria's figures are a proposed amendment, so change them and see what moves.
Deal Folder Mapping Admin
Connect each pipeline deal to its top-level SharePoint Deals folder. Use the local sync while testing and Microsoft Graph in production. Suggestions are based on names only; nothing is moved, renamed, or uploaded.
The Fly.io site cannot read this C: drive. Switch to Microsoft Graph for the deployed connection.
All Deals
Every deal in both pipelines — organic, completed, M&A and long-term — in one table, with one weekly review and one search across all four categories. Development and Acquisitions stay the lists you work in; this is the view that spans them. Each row names the pipeline it came from, and click any deal to open it.
Development Pipeline
Deals we're building (organic + completed). Click a deal to open its weekly change log — what moved each week and who worked it. Add this week's update on the deal. Imported from the workbook; edits live here.
Acquisitions Pipeline
Deals we're acquiring (M&A + target operators), grouped by stage (Closed / Under LOI / Negotiating / Long-term / Dead-Paused). Click a deal for its weekly change log; add this week's update on the deal.
Targets
Sites your team has promoted to a target for review. Each row opens a workbook — site details, a status (Prospect → In review → Approved / Passed), an assignee, and a shared comment thread. Promote a site from the Map (click a board/parcel → 🎯 Promote to target) or from a saved board's popup, then push it to the next reviewer.
Lease Jumps
A competitor's ground lease approaching its notice deadline is a chance to approach the landlord and take the site. Upload a lease and it is read — embedded text first, then OCR, then vision — into a review queue ranked by the date we have to act. Every value shows the page it came from and how that page was read, and a derived date never poses as one the document stated. Nothing reaches the deal board until you promote it.

Lease Finder
The database behind Lease Jumps. Lease Jumps asks “which lease can we take, and when”; this is everything discovery has found whether or not it is actionable yet — the properties, the documents they were read out of, what still needs triage, and the record of what was requested from whom. Every figure carries the document and page it came from. Nothing on this tab writes to the deal board.
Admin
Who is on the team, what they can open, what they have done, and the database backups. Changes here take effect immediately and are enforced on the server, not just hidden in the interface.
Reports
The weekly digest and the exports that come off the pipeline.
Shared Sites
Sites shared with you, and the documents that go with them. Everything here is a working folder: what the team uploads you can read, and what you upload they see. Nothing else in the pipeline is reachable from this page.
🏦 Lender Summary
A clean, lender-facing snapshot of the Development and Acquisitions deals you choose to show. Add one from its detail view — open any deal and toggle Show in Lender Summary. Values are pulled from each deal's own figures (Purchase Price / Proforma Revenue / cost) and totaled per pipeline.
